We offer a free no-obligation initial consultation carried out at your property to discuss your requirements and to work out an efficient solution.

HOUSEHOLDER PLANNING APPLICATIONS :

  • Extensions

Some of the above projects could be deemed as Permitted Development Rights whereby planning Permission is not required but we always encourage our clients to apply for Lawful Development Certificates to prevent future Enforcement Action.

Our service includes:

  • Full survey of the property to prepare existing and proposed plan drawings. Draft plan copies are forwarded to the client for approval before submission. 

  • Prepare and submit relevant planning application forms to the Local Planning Authority online using Planning Portal 

  • Liaison with local authority planning department from start to end of planning application to successfully obtain the desired outcome.

APPEALS AND ENFORCEMENT NOTICE :


We can assist with Planning or Enforcement appeals by providing an initial assessment on the merits of a possible appeal and submitting an application for a fixed fee.

LAWFUL DEVELOPMENT CERTIFICATE APPLICATIONS :


Some of the new projects you consider for your property, or even existing uses, might not require planning permission and will be deemed as Permitted Development Rights. We recommend to our clients to apply for Lawful Development Certificate to prevent future Enforcement Action by the Local Planning Authority.

Our service includes:

  • Initial consultation to confirm merits of permitted development rights. 

  • Survey and preparation of plans. 

  • Preparation of Planning Statement. 

  • Consolidation of Historical evidence to support existing uses.

LAND REGISTRY COMPLIANT LEASE PLANS & TITLE PLANS :


Since October 2003 new laws were implemented which required new leases granted for terms over 7 years or existing leases sold or assigned with 7 years remaining to be registered with Land Registry. Part of the registration criteria requires a Land Registry compliant lease plan to be submitted. 

We prepare Land Registry compliant lease plans for Residential and Commercial leases or Title Plans for sales of property. 

Upon your request, we book a site visit and use latest laser technology to survey the site. We also use AutoCad software to design the plans for quality and reliability. We aim to provide the lease plans within 24 to 48 hours of the initial survey and forward a PDF copy for approval. Once the plans are finalised we provide both PDF and hard copies. We are always available for immediate amendments and last minute changes where necessary. Our fees start from £150 plus VAT. 

BUILDING CONTROL :


Building Regulations ensure all buildings are safe and habitable. Prior to commencing building works an application to Building Control should be submitted. 

We prepare and submit Building Control forms including Building Control compliant technical plans with structural engineering calculations. We also attend site inspections and assist builders during the construction phase.

PLANNING PERMISSIONS

FULL PLAN APPLICATIONS FOR :

  • Any works relating to a flat 

  • Applications to change the number of dwellings (flat conversions, building a separate house in the garden) 

  • Changes of use to part or all of the property to non-residential (including business) uses 

  • Anything outside the garden of the property 

  • Extensions to non-residential buildings. 

  • Variation of Condition applications 

Our service includes:

  • Full survey of the property to prepare existing and proposed floor/elevation plans. Draft plan copies are forwarded to the client for approval before submission.

  • Prepare and submit relevant planning application forms to the Local Planning Authority online using Planning Portal. 

  • Liaison with local authority planning department from start to end of planning application to successfully obtain the desired outcome. 

  • Preparing Design and Access Statement if required. 

  • Provide OS site plans to support applications. 

  • Prepare and complete CIL forms if required. 

APPLICATIONS UNDER THE LICENSING ACT 2003:


We provide a full service for all licensable activities relating to the Licensing Act 2003. 

Our service includes:

  • Preparing applications with premises plans for Premises Licence or Club Licence for the following licensable activities: any sale of alcohol by retail the supply of alcohol in a members club regulated entertainment, such as films, plays, indoor sports, boxing or wrestling, live or recorded music or dancing, late night refreshment (hot food or hot drink between 11.00pm and 5.00am the next day) 

  • Premises Licence Full and Minor variation applications 

  • Premises Licence transfer and variation of Designated Premises Supervisor (DPS)

  • Temporary Event Notice (TEN) applications.

SPECIAL TREATMENT LICENCE APPLICATION :


We can assist you with your application to the council if you run an establishment for 'special treatments' as you may require a licence for your premises.

Special treatments include:

  • massage

  • manicure

  • acupuncture

  • tattooing, micropigmentation

  • cosmetic piercing

  • light treatments, eg sunbeds

  • electric treatments, eg electrolysis. Lasers.IPL

  • other special treatments, vapour, sauna or other bath treatments 

The application process involves submitting an application form plus a fee to your local council with detailed floor plans which we can draft. Copies of the application are also submitted to the local Police force and Fire Brigade. The application process will require a notice to be displayed on site for 28 days. Please note it is a requirement all therapists working within the premises must be registered prior with the council and their details submitted with the premises licence application form.
